Section 202: Rural Residential Zone (R)

 

             202.1.            Purpose - The primary purpose of this Zone is to promote a continuation of the rural character of the area, characterized by farming, a mixture of sparsely-developed residential uses, and other small-scale nonresidential uses.  These areas are not likely to be served by public sewer nor water facilities within the foreseeable future; therefore, larger lot sizes are indicated.  This Zone generally includes areas not possessing “prime agricultural soils”; nonetheless, its sparse development contributes to the Township's overall rural flavor.

 

             202.2.            Permitted Uses - Uses permitted within this section are required to obtain a zoning permit in accordance with Section 701 of this Ordinance.

                                     1.     Agricultural, horticultural and forestry (excluding commercial livestock operations and commercial poultry operations) subject to the requirements of Section 201 of this Ordinance.

                                     2.     Municipal services and public utilities structures with no minimum required lot area.

                                     3.     Parks and playgrounds with no minimum required lot area.

                                     4.     Single-family detached dwellings.

                                     5.     Accessory uses customarily incidental to the above permitted uses, including, but not limited to the following:

                                             A.     Accessory dwellings, subject to the following requirements:

                                                      i.   ECHO housing, subject to compliance with Section 308.E and the applicable Appendix of the SLDO.

                                                     ii.   Temporary farm employee housing, subject to compliance with Section 308.E and the applicable Appendix of the SLDO, and the requirements contained in Section 201.3.1 of this Ordinance.

                                             B.     Noncommercial keeping of livestock, subject to the requirements of Section 201.3.6.

 

             202.3.            Special Exception Uses  (Subject to the review procedures listed in Section 604.3. of this Ordinance.)

                                     1.     Campgrounds (see Section 413).

                                     2.     Churches and related uses (see Section 415).

                                      3.     Clubhouses (see Section 416).

                                     4.     Family day-care facilities (see Section 425).

                                     5.     Golf courses (see Section 430).

                                     6.     Home occupations (see Section 435).

                                     7.     Kennels (see Section 439).

                                     8.     Mobile home parks (see Section 442).

                                     9.     Riding stables (see Section 451).

                                    10.    Rural occupations (see Section 452).

                                    11.    Two-family conversions (see Section 461).

                 1All uses relying upon on-lot sewers must comply with Section 328 of this Ordinance.

 

2Accessory structures may extend up to a permitted height of twenty-five (25) feet, if the accessory structure is set back a distance at least equal to its height from each side and rear lot line.

 

3Minimum lot width shall be measured at the building setback line.

 

4Fences, mailboxes, driveways, and permitted signs are permitted within the front yard.

 

 

             202.5.            Driveways and Access Drives - All driveways shall be in accordance with Section 306 of this Ordinance. All access drives shall be in accordance with Section 301 of this Ordinance.

 

             202.6.            Agricultural Setback Requirement - No dwelling unit shall be located within one hundred (100) feet of any land within the Agricultural Zone.  In addition, no shrub nor tree shall be planted within twenty (20) and thirty (30) feet, respectively, of any land within the Agricultural Zone.

 

             202.7.            All uses permitted within this Zone shall also comply with the applicable General Provisions contained in Article 3 of this Ordinance.
